Pilot5.ai for Who?
Real Estate & Infrastructure Investors
Concrete forgives nothing. Neither should your analysis.
Five independent AI models stress-test it before ground breaks.
For the analyst building the feasibility case. For the development lead taking it to the investment committee. For the asset team that owns the project long after the land has bound.
Analysis grounded in regulation, filings, and market data. Theses that survive the investment committee and the lenders. Confidentiality on the deal and the site, and a record of reasoning across a project that will outlive the team that approved it.
A single AI gives one confident answer, in the same tone whether it is grounded or invented — and a model trained to agree with you validates your feasibility case instead of testing it. On an asset that is illiquid by nature and financed for decades, that is a risk.
The companion builds the brief with you.
The site and the asset. The demand case and the absorption assumptions. Permitting status and environmental exposure. The capital stack, the lenders, and the committee that has to approve it.
Research and retrieval fire in parallel.
- SEC — issuer and sponsor filings
- EPA — US environmental standards and site exposure
- Federal Register · eCFR — US regulatory text
- IRS — US tax treatment of property and project structures
- OECD — infrastructure investment and market benchmarks
- World Bank — project finance and cross-border development data
- EUR-Lex — EU legislation for cross-border projects
Every claim carries a provenance tag. [SOURCED] means traced to a verified reference. [INFERRED] means analytical inference — flagged automatically. Claims that cannot be traced are labelled as inference, never presented as fact.
Five frontier AI perspectives deliberate, each through a calibrated mandate.
- The Architect maps the project — site, phasing, capital stack, and where the permitting path actually binds.
- The Strategist reads demand, the market cycle, and the decades of financing the asset has to survive.
- The Engineer works the feasibility numbers — costs, absorption, and the sensitivity of the base case.
- The Counsel surfaces regulatory and environmental exposure, and what a lender's counsel would question.
- The Contrarian sole mandate: argue this project should not break ground, and name the assumption in the exit that will not survive the hold.
Five complete analyses. Five distinct angles. Not five versions of the same answer. Then they challenge each other, anonymously. Then they converge — and when one perspective refuses to, that dissent is preserved rather than averaged away.

Questions Pilot5.ai helps with
- Does the demand case hold before the land binds, or only after we have committed?
- What in the permitting path could stall this project, and how long can we carry it if it does?
- What environmental exposure on this site have we priced too cheaply?
- Where would the lenders attack this feasibility case first, and how do we answer them?
- What is the strongest argument against pouring the foundations on these terms?
Common questions
- Is deal and asset data confidential?
- Deal material is never used to train any AI model. A pseudonymization layer replaces counterparty and personal identifiers with reversible tokens before anything reaches a model, and restores them only in your result — automated detection reduces what reaches a provider, though it cannot guarantee elimination. Each deliberation leaves a timestamped record you can retrieve by ID. Retention periods and Zero Data Retention mode are set out in our Privacy Policy.
- Does it replace the underwriting model or the investment committee?
- No. The model prices the assumptions; this attacks them — the exit yield, the absorption curve, the covenant nobody re-read — and preserves the case against the deal instead of averaging it away. The committee still decides.
- What does it cost per deal?
- The estimate is shown before the deliberation runs, reserved at launch, settled on completion, with any excess refunded, so screening cost is known up front. Current rates are on the pricing page.
Do not take our word for it. Run your own deliberation on a question you know well.
Read how five independent models handle it, then decide what it is worth.
